Woods is a Multi-Disciplinary Company that specialises in Urban Design, Architecture, Engineering, Survey and Geospatial. Their Urban Design specialist have developed the Design guidelines for Mapleton Rise in conjunction with the technical aspects of development for this site to ensure that future homes achieve a high standard standard of living across the development/ neighbourhood, that distinguishes it from other typical housing developments. Woods are the design reviewer of Mapleton Rise.

Sean is an experienced Architectural & Urban Designer. He has been involved in demanding urban, peri-urban, rural landscape projects; including new settlements and urban regeneration schemes. His experience encompasses a wide range of international projects on a variety of scales in New Zealand, Australia, Asia and Middle East.
THE REVIEW PROCESS

All owners and/or builders that wish to build a new home within Stage One, Two and Three of Mapleton Rise must obtain the approval of the Review Panel for their proposal.
The review process is a two step process. This enables home owners / builders to quickly run ideas past the Design Review Panel prior to embarking on costly detailed design.
Each proposal is assessed against the items set out in the design guidelines to ensure that the proposal is compatible with the overall vision for Mapleton Rise.
The home owner / builder must obtain approval from Mapleton Rise prior to applying to the Auckland Council for any resource consent or building consent associated with the proposed dwelling and prior to construction on site.
In addition to meeting the intentions of the guidelines the owner and/or developer must satisfy for themselves that their proposal also complies with the relevant development controls of the
Auckland Unitary Plan: Flatbush Sub-precinct A Precinct provisions.
